- Materials – specify type & quality for plan details & client approval
- Interior space arrangement, finish and fenestration
- Floor-by-floor plans
- Preliminary Elevations
- Site details -- drainage, retaining walls, etc.
- Secure Client Approval of Preliminary Drawings
- Develop final design drawings, Engineer structural items --
- Joist, rafter, girder & beam sizes.
- Engineered wood or steel girders, roof & floor trusses.
- Connection details for wind & seismic stability
- Concrete footings and concrete or CMU foundations, steel reinforcement,
- Annotate Specifications for project particulars – e.g. windows, doors, mechanical items, joinery, finishes
- Create “Proof Set” drawings (95% complete) for final Client OK
